Velocity has successfully leased up over two dozen ground-up retail developments for many different local developers in Indiana. Due to Velocity’s intense negotiations with the property owners to purchase the properties at the best price possible, as well as the hundreds of hours spent planning and leasing up the varied commercial space, each new development, and therefore each developer/client, realized a significantly higher return on their investment, even out performing their own internal return projections.

Transaction and consulting services included; Extensive research and due diligence in order to find and provide unknown opportunities, constant market analysis, gap analysis, site analysis, feasibility studies, property value analysis, project lay-out, letter of intent and purchase agreement negotiations, due diligence assistance, marketing plan development, direct contact/marketing to local, regional and national retailers, negotiating letters of intent and leases with tenants on behalf of landlord, assist with tenant build-out and move in processes.
