Representing a local, two unit full-service restaurant operator in the acquisition of a new restaurant location, they were focused on developing a brand new ground-up restaurant, a lofty and expensive project on any scale. They did their own up front research and chose a particular trade area to build based on their own sources information that the surrounding restaurants were doing over $3,000,000.00 a year in gross sales.

They put the property under contract and as they got further into planning process, the cost soared above their budget quickly. They reached out to me to get the real numbers. Once we did that, it was a game changer – for the best. The actual true sales numbers I provided were 1/2 of what their sources had told them. They immediately terminated the contract.

Had he gone through with the development and built, the sales volume would not have supported the debt and he could have quickly gone bankrupt, losing millions of dollars.
